After years of uncertainty, one of Australia’s most talked-about abandoned resort islands is now up for grabs. South Molle Island, located in the scenic Whitsundays, has officially entered the market, and buyers across the globe are taking notice.
This 28-hectare private island holds a rich history. Once home to the Adventure Island Whitsundays resort, it offered 188 rooms, several resort pools, and even a golf course.
Now, it’s ready for a second act — this time with even bigger expectations.
From Cyclone Damage to Investor Departure
Back in 2016, China Capital Investment Group took over the property. The group also owned the nearby Daydream Island and Spa. However, when Cyclone Debbie tore through in 2017, the resort sustained major damage. Instead of rebuilding, the owners left the island in a derelict state.

Although partially declared a national park, the island still receives visitors. A jetty built after the cyclone enables hikers to reach walking trails on the island, keeping the area somewhat accessible.
In 2023, China Capital made an attempt to sell the island. Now, HTL Property has stepped in with an official campaign led by agents Andrew Jackson, Andrew Jolliffe, and Paul Nyholt.
A Rare Investment Prospect in the Whitsundays
Experts believe the island’s appeal will draw significant attention, both from Australia and international investors. Notably, it marks the second island in the Whitsundays to hit the market recently, following the government’s seizure of Double Island from billionaire Benny Wu in 2023.
Andrew Jolliffe, Managing Director at HTL Property, emphasized the potential, saying the island is “ripe for rejuvenation.” He pointed out how several Whitsunday islands—including Long Island, Dunk Island, Hook Island, and Lizard Island—have recently seen successful redevelopment activity.
Strong Demand for New-Style Resorts
Jackson, HTL Property’s National Accommodation Director, noted that resort developers have become increasingly creative. Upcoming projects like Hook Island’s eco-resort and Long Island’s exclusive Elysian Retreat reflect the market’s range. Some developments feature more than 150 rooms, while others opt for boutique setups with under 15 rooms.
He explained, “With the right vision and capital, South Molle can be shaped into anything—from a sprawling luxury complex to an eco-conscious, low-density escape. The demand and flexibility are both present.”
Environmental Beauty and Untapped Potential
The island’s location alone brings undeniable value. As part of the Whitsundays, it neighbors the world-renowned Great Barrier Reef. Each year, millions of tourists flock to the region, many exploring by yacht.

According to visiting New Zealanders Anna and Angus Willison, who commented via Yachting Monthly, the region has become bittersweet. While the natural beauty still captivates, abandoned structures across the islands reflect years of neglect.
“Every island we visited showed remnants of once-thriving resorts,” they said. “It’s heartbreaking to see them turn into rubble on what would otherwise be a pristine beach.” South Molle stood out as one of the islands where they dropped anchor, hoping the island would eventually be restored.
Rebuilding a Resort Legacy
Paul Nyholt from HTL Property sees strong momentum for investors bold enough to take on the challenge. “South Molle Island offers tremendous growth and unlimited upside potential for a buyer with the vision to further develop the property’s natural beauty,” he said.
The campaign highlights the island’s unique opportunity for total control—from redevelopment strategy to branding and guest experience. With tourism in the Whitsundays booming again post-pandemic, now seems like the ideal time to revive a forgotten paradise.
Although a closing date for the expressions of interest campaign has yet to be announced, interest is already building.
South Molle Island’s prime location and extensive resort history make it an attractive tourist destination in Australia. Whether developed as a high-end eco-lodge or reimagined into a new luxury brand, this island has everything investors need— location, story, and scale. All it takes now is vision and bold action.
